I have a new listing -- a vacant residential lake lot on Annabelle Lake in the town of Presque Isle, Vilas County. It is located about 3 miles southeast of the village of Presque Isle right off County Hwy B. The lot has 220 feet of very nice sand frontage with a southwestern exposure for a sunset view. The lot is just over 2 acres in size and is fully wooded except for the driveway and a small clearing intended for a building site. The thickets of balsam firs on the lot provide year-around screening from the highway, the neighbors, and the snowmobile trail that runs along the rear (road side) of the lot. The lot has had a soil evaluation (in 2002) that calls for a mound septic system. Apparently the lot, probably due to insufficient depth of suitable soils, is not suitable for a conventional soil absorption field.The lot is quite level throughout and it is an easy stroll from the building site area to the pier. Because the lot is so level, it is not really suitable for a walkout lower level-type home. Between the building site and the shore the land is close to lake elevation and low enough that it is unsuitable for construction, but this low area is not brushy and is generally dry enough that one may walk about it. Annabelle Lake is 213 acres in size and has a maximum depth of 30 feet. The lake boasts a number of islands, one of them rather large at close to 14 acres. The fishery tends towards walleye, but one may find muskies, smallmouth, and panfish. The water is of high transparency, tho slightly stained.
