This morning the sale of my Circle Lily Lake listing (Town of Winchester) closed. The purchase price was 94% of list (which is within my target window for a list-to-sale ratio), so I am quite pleased about that when I consider the market we are experiencing.

The sale did not go “easily and quietly into the night,” but rather involved what seemed to be almost endless negotiation and problem-solving right up to two days ago. I would like to be able to illustrate with some examples with what went into getting from initial offer to closing, but I have to consider those matters confidential. Happily, the closing went smoothly and all parties involved are pleased with the end result. But thinking about the last 30 days and how involved the process was, if every deal from here on in is going to be like this one --- YIKES!
