Expanding on the last blog post on market absorption rate, let’s break down various types of real estate into number of listings per market price segment.
On November 25, for all single family detached lakefront homes listed in the Greater Northwoods Multiple Listing Service, the distribution broke down like this:

$150K-250K | 288 |
$250K-400K | 381 |
$400K-600K | 215 |
$600K-1,000K | 168 |
Additionally, on November 25, there are 82 single family homes listed at $1,000,000 or more. The most expensive residential property presently listed is right here in Manitowish Waters and has a list price of $11,500,000.
The distribution for lakefront lots listed in the GNMLS by price range:

Up to $100K | 332 |
$100K-200K | 356 |
$200K-300K | 162 |
$300K and up | 146 |
Keep in mind that for a number of the least expensive lots, the descriptive term “lake lot” is a bit of a stretch. (You will find ponds, rivers, and deeded access lots among the 332 properties.) The most expensive unimproved lake lot presently listed is a large parcel listed at $2,400,000.
